COMMUNITY INTERNAL REGULATION CP VANIAN GARDENS I  

ARTICLE 1. - APPLICATION OF THE RULES AND REGULATIONS 

These regulations are binding on each and every one of the owners of homes and commercial premises of The Community of Owners VANIAN GARDENS I without exception and automatically from the approval of the Regulations by the General Meeting of commoners.  

ARTICLE 2. - CLOTHESLINE  

It is totally forbidden to place clotheslines to dry clothes outside the windows as this is unsightly. Neither can clothes be left in plain sight on the terraces.  

ARTICLE 3. - COMPANY ANIMALS  

Dogs are prohibited from staying in all garden areas or common areas without being accompanied and tied by their owners, who must take special care of them. The owners who have on their property any animal will be obliged at all times to take care that they do not disturb the neighbors and collect their excrement. It is forbidden for cats to be loose in the common areas of the community.  

ARTICLE 4. - SIGNS AND PUBLICITY  

All business premises owners and tenants of the same have the obligation to consult with the committee and the Administration before placing an advertisement, accompanying a detailed sketch of the installation that they request to make, indicating the dimensions and characteristics of the advertisement, and place where they want to place it. As a general rule, the placement of signs and illuminated advertisements throughout the urbanization is prohibited. -You may not hang "For Sale or For Rent" signs on the outside of the building, or on the balconies, terraces or on the glass of the windows.  

ARTICLE 5. - PRIVATE WORKS.  

The owners may carry out works inside their properties when they do not impair or alter the security of the building, its general structure, its configuration or exterior conditions, or damage the rights of other owners, having to previously report such works to the committee of the community, and taking charge of the rubble and other dirt that this work entails. In the event that the common areas become dirty or damaged and if they are not repaired by the executor, the committee may proceed with the repair, passing the costs to the executor of the work. ANEXO IV The works that affect the exterior appearance of the house must be approved in a general meeting.  

ARTICLE 6. - RULES OF COEXISTENCE.  

All harmful, immoral, dangerous, and unhealthy illegal activities are totally prohibited in homes, premises and garages. All owners must keep their property in good repair. If any owner caused by negligence or other reason, damage to this property, he will be obliged to replace the damage caused, whether the damaged property belongs to another private individual or is a common area of the community of owners. Likewise, he must observe due diligence in the use of the property and his relationships with the other owners and respond to them for the infractions caused by whoever occupies the building without prejudice to the direct actions that proceed. Annoying or noisy activities may not be carried out after midnight or, as established by municipal regulations. The community members who carry out any work affecting the exterior of the house or the community facilities will have to deposit a deposit of € 300 with the Community Administration. This deposit will be returned to the owner once the works have been completed and given the approval by the committee.  

ARTICLE 7. - AWNINGS, BLINDS AND FACADES.  

All homeowners may install awnings on their respective terraces. They will adjust in their installation to the shape, colors and location to the resulting resolutions of the General Meeting of Owners. For this, they must first consult the Administration of the building. - The chosen awning model is: Llaza brand Onbox-400 aluminum box with a 314910 color fabric from the Sattler brand Elements collection that has UV 40 protection. - Air conditioning machines may not be placed on the facade. - It is forbidden to install individual parabolic antennas or other external antennas on the exterior walls of the building, both the front and the rear, nor on the terraces 

ARTICLE 8. - SPECIAL RULES OF A STRICT CHARACTER.  

No type of garbage may be deposited on the street, gardens, entrances to homes and premises, or in any other place other than those intended for it.  

It is forbidden to scratch, write, dirty and damage the walls and facades of the property, including the insertion of signs and advertisements except those authorized by the community.  

No type of noise, whether produced by music devices, television, radio, electrical appliances, dogs or even that produced by the inhabitants of the dwellings, should not disturb the other neighbors at any time. If for any reason this should occur and once attention is called, it is ignored, the Police will be called automatically and if necessary the respective complaint will be filed.  

Objects such as flowerpots may not be placed on balconies, terraces, walls or on the edges of windows, as there is a danger of them falling and causing injury.  

The garages may not be used by vehicles that are not registered or for the repair and maintenance of vehicles. The garages may not be used as storage. 

Ball games are prohibited. 

The use of bicycles is prohibited throughout the community  

ARTICLE 9. - EMPLOYEES OF THE COMMUNITY.  

The services and obligations of the employees will be sent only from the Administration and President. They are only authorized to give work instructions to these employees. Gardeners who work for the community may only tend community gardens.   

ARTICLE 10. - OWNERS WHO RENT.  

The owners who rent their homes must inform the tenants of all these rules by which the community is governed, in order that they comply with them, and they will be those responsible for the actions of the latter.  

ARTICLE 11. - PRIVATE USE GARDENS  

Gardens for private use may not be used as a warehouse or storage room. They must remain neat and in order throughout the year. Ball games are prohibited both in swimming pools and gardens.  

ARTICLE 12. - BARBECUES  

Wood-burning barbecues are strictly forbidden throughout the Community. Electric and gas barbecues are authorized subject to compliance with the coexistence rules in article 6. Any damage to common areas or neighboring properties resulting from the use of barbecues will of course be at the full charge of the owner having caused the damage. 

INTERNAL RULES OF THE CONJUNTO INMOBILIARIO VANIAN GARDENS SWIMMING POOLS  

●   The pool area should be considered a place for relaxation  

●   Hammocks, umbrellas, chairs and tables must always be correctly placed or once used they must be returned to their original place. When it is windy the umbrellas must remain closed. 

●   It is not allowed to "reserve" hammocks (with towels or any other object).  

●   The pool area must be kept clean and free of litter; papers, glasses, sunscreen, towels.  

●   Boats, mats, floats, balls, and the like, which may disturb the use of other owners, may not be introduced into the pool, except for the floats of young children, who may use them in the children's area of the pool.  

●   The reason is to avoid accidents due to lack of visibility if the pool is occupied by mats and inflatables of considerable size, as well as to guarantee a safe use of the pool against possible shocks and drowning.  

●   In order to reduce noise levels as much as possible, the use of radios, or any music system is prohibited unless used only with headphones.  

●   The use of the shower is mandatory before bathing, with the utmost care to clean yourself completely, in order not to leave traces of bronzers or other types of lotions in the pool water. Special care will be taken to verify that the shower taps are closed after use.  

●   The correct dress code for sunbathing should be observed. Only a swimsuit, bikini or burkini is allowed for swimming. It is totally forbidden to bathe in the pool with clothes.  

●   The use and enjoyment of the swimming pool facilities is exclusively limited to the owners and tenants of the Urbanization. Any owner or tenant, however, may invite people outside the Urbanization always in a very limited number and when the owner or tenant accompanies them permanently.  

●   Running is not allowed in the pool area.  

●   Diving headfirst or jumping into the pool is prohibited  

●   Ball games are prohibited in the pool area.  

●   Parents and adults are responsible at all times for the safety and conduct of minors in their care. Children under 13 must be accompanied by the Parent or Guardian. Children under 3 years must use a diaper specifically marketed for the water inside the swimming pool glasses.  

●   Food, as well as bottles or glass containers are not allowed in the pool area.  

●   Smoking is prohibited in the pool area.  

●   Anyone with excessive sunburn, open blisters, cuts, or bandages will be denied admission.  

●   The entry of any animal in the pool enclosure is prohibited  

●   Pool hours:  

  • 09:00 to 21:30 months (June, July, August and September)  
  • 09:00 to 19:00 months October, November, December, January, February. 
  • 09:00 to 20:00 months of March and May.  

 

The Board of Directors may decide under justified criteria, such as sanitary restrictions, the opening period and change of hours of use of the facilities.  

GYM ROOMS  

·      The gym is an exclusive area for sports.  

·      The use of the gym must always wear the appropriate clothing; so in the gym it should always be with sports clothes and shoes  

·      The use and enjoyment of the facilities is exclusively limited to the owners and tenants of the Urbanization. Any owner or tenant, however, may invite people outside the Urbanization always in a very limited number (no more than 2 people) and when the owner or tenant accompanies them permanently.  

·      The owners and tenants who make use of the gym facilities will be solely responsible for their proper use for the purpose for which they are intended.  

·      In order to reduce noise levels as much as possible, the use of radios, or any music system is prohibited unless used only with headphones.  

·      Smoking is totally prohibited in both gym rooms  

·      The entry of any animal is prohibited in both gym rooms  

·      Children under the age of 16 must be accompanied by a responsible adult / legal guardian at all times.  

·      Food is not allowed, only non-alcoholic beverages in plastic containers, never glass.  

·      Under no circumstances is it allowed to extract elements of the gym outside of it.  

·      You must enter with a towel  

·      Opening hours from 07:00 to 21:00  

 

The Board of Directors may decide under justified criteria, such as sanitary restrictions, the opening period and change of hours of use of the facilities 

 

APARTMENT  

Use place mat on the tables. 

Only clean the tables with water.

No wet clothes in the seat inside. 

Deposit the waste in the public waste bins upon departure.

If you cause damage to furniture or furnishings in any way, we request that you report this to the landlord before you leave. Any damage will be deducted from the return of the deposit. If the amount of the damage is greater than or equal to the amount of the deposit, the tenant undertakes to pay in addition the amount that covers the charges and, if the case arises, also the costs associated with the damage. 

Put the used towels in the bathroom and remove the bed linen and leave them in the bedrooms. Use the towels only in the complex. 

Please leave the apartment tidy upon departure. 

It is forbidden to organize parties in the apartment Close the windows and interior doors. 

Under no circumstances will we agree to enter into any contract with any person under the age of 18. All bookings made by persons under the age of 18 are considered non-existent, without the customer being able to claim any compensation. 

The lift is prohibited in case of fire. 

Pets are not allowed for hygienic reasons. 

A maximum of 6 people can stay overnight in the apartment. 

It is not allowed to place bicycles and other bicycles in the apartment or the common parts. 

There is a general smoking ban in the apartment and in the common parts of the building. 

The landlord is not liable for accidents during the stay. 

Below you will find the conditions that apply in the event of cancellation. The amounts and percentages shown are to be paid by you. 

o Between 7 and 0 days: 100% 

o Between 21 and 8 days: 75% 

o More than 3 weeks: €750 

If there is no damage or alienation and if the house rules have been correctly observed, the deposit will be refunded within 14 days after the stay. 

Cancellation insurance can be useful, but the tenant must take care of this himself for example your insurer or bank.
